Avison Young brokers $14.5M sale of 90,000 square-foot manufacturing building in Nashville submarket

The sale closes at strong pricing of $160 per square foot, reinforcing the strength of Nashville’s industrial market

Nashville, TN – Avison Young, a global real estate advisory firm, has arranged the sale of a 90,000-square-foot manufacturing building located at 380 Aldi Boulevard in Mount Juliet, Tennessee for $14,450,000. Superior Enterprise Holdings, a national designer, provider and installer of turnkey and cost-effective electrical solutions, purchased the property to relocate its Nashville operations from 148 Park South Court.

Situated on more than 20 acres, the property was built in 2006 and features 15,000 (sf) of office space, 14 loading doors, two drive-in doors and additional land for expansion or a new building.

Buist Richardson, SIOR and Sue Earnest, CCIM, both Principals based in Avison Young’s Nashville office represented the seller, Tachi-S Engineering in the transaction. Charles Hawkins, Tee Patterson and Jake Morris of Charles Hawkins represented the buyer.

“In marketing this site, we received interest from numerous developers who were looking to build a larger facility but ultimately, we concluded the highest and best use case for this site was to sell to an owner/user who could capitalize on the existing infrastructure already in place,” said Richardson. “We’re pleased to have facilitated a successful transaction on behalf of our client and assist with securing a new space for Superior Enterprise to continue their operations.”

According to insights from Avison Young, Nashville’s industrial sector continues to be the second most actively traded sector behind multifamily, with over $1.06 billion trading last year. Buyers remain bullish on the sector with the average per-square-foot pricing at 95% above pre-pandemic pricing.
