Chicago, IL – Global commercial real estate advisor Avison Young brings to market a multi-tenant manufacturing and crane facility in Aurora, IL for sale. The 425,076-square-foot (sf) property located at 225 South Highland Avenue is fully occupied by long-term, committed tenants of more than 20 years, including Great Lakes Precision Tube, Sterling Transit, and VIM Recycles. The listing offers opportunities for future expansion in addition to a strong tenancy.

The property at 225 South Highland Avenue sits on 17.62 acres and offers a variety of crane capacity from three-, 10-, 15-, and 20-ton cranes. The portfolio is located within Interstate 88’s industrial submarket, which is outside the congestion of the Chicago market and providing ease of access to the main arteries of the Midwest.

According to Avison Young’s Q4 2024 Chicago Industrial Market Report, leasing activity has normalized after experiencing a surge during/after the pandemic. A total of 40.1-msf of space in the Chicago industrial market leased during 2024. Annual leasing activity averaged 33.6-msf from 2017 through 2019. Although recent activity is down, the market remains active with strong demand and low vacancy. Rental rates remain healthy, averaging $8.19/nnn at the end of 2024, reflecting a 4.1% increase from the prior year.
