Park has experienced strong leasing success with just one remaining building available and future build-to-suit opportunities

Houston, TX – BAUER Group announced today it has negotiated two full-building leases totaling 84,320 square feet (sf) at NorthStar Industrial Park, a five-building, Class A industrial project located on 79 acres at 100 FM 3083 in Conroe, TX totaling approximately 200,000 sf. The leases include a 57,120-sf lease with Unimacts and a 27,200-sf lease with Membrane Platforms.

Avison Young’s Drew Coupe and Dawson Smith who are both out of the firm’s Houston office are exclusively representing BAUER Group with marketing efforts for the site.

The Unimacts lease is at 100 North FM 3083, Building A. The tenant has expanded within NorthStar Industrial Park where it already occupied 64,177 sf in Building B (full building). The space will be used for industrial activities in compliance with all applicable laws, including the storage manufacturing, and distribution of steel tubing for the solar energy industry.

The Membrane Platforms lease is at 100 North FM 3083, Building D. The space will be used for the production and design of gas generation systems. Membrane Platforms was represented on this transaction by Ron Wickes of Walzel Properties.

With these two leases, Building E is the one remaining building available for lease and totals 32,950 sf. The facility features two 50-ton cranes with 40’ hook heights and potential for large heavy stabilization laydown yard (up to 17 acres that can be leased separately).

“We have been encouraged by the strong appetite for high quality manufacturing space in the Conroe market,” said Coupe. “Over a short timeframe, the majority of NorthStar’s available space has been leased and we believe that the remaining building will attract an area user seeking to raise the bar for their operations within a strategically located and rare industrial opportunity.”

Smith added, “Our final remaining vacancy, Building E, provides a one-of-one opportunity in not just Conroe, but the entire greater Houston area. Fifty-ton cranes are rare, especially in a building of this construction quality and age. We have no doubt it will be a fantastic plug and play building for a heavy manufacturing/assembly usage.”

BAUER Group, an international construction and machinery manufacturing concern with more than 110 subsidiaries in some 70 countries that provides services, machinery and products for ground and groundwater, has owned the Conroe property since beginning development of the park in 2009. It was occupied by its subsidiary, NEORig until it relocated operations to the newly expanded facility also located in Conroe at 680 Conroe Park West Drive.
