Avison Young named broker for Denver’s only dual rail-served industrial park

DENVER – Avison Young has been selected to market Access 25 Logistics Park, the only dual rail-served industrial park in the greater Denver MSA. The 300-acre project is located in the epicenter of Colorado’s commerce corridor and is anchored by The Home Depot’s award-winning flatbed rail-served distribution center. Developed by owner Broe Real Estate Group, Access 25 Logistics Park is a build-to-suit project that was the 2022 NAIOP Industrial Development of the Year.

Avison Young Principal Dawn McCombs and Associate Ryan Almaleh of the firm’s Denver Industrial Services team have been tapped to market Access 25 Logistics Park to a national audience. The park’s dynamic location and accessibility advantages have attracted distribution hubs for The Home Depot and its immediate neighbor FedEx. Designed to meet the needs of modern logistics and distribution companies, Access 25 Logistics Park offers rail and non-rail sites that support facilities ranging from 200,000 square feet (sf) to 2 million sf. Upon full build-out, the 300-acre park will exceed 3 million sf.

Located between CR 34 and CR 36 along the I-25 corridor, Access 25 Logistics Park provides direct rail connections to two Class I railroads: BNSF Railway Company (BNSF) and Union Pacific (UP). The project offers efficient access to three interstates, three state highways, Denver International Airport, and multiple corporate airports. Further enhancing the region’s accessibility is the planned addition of an access road bisecting the park that streamlines interstate connectivity to Colorado’s busiest north-south corridor, I-25 – the transportation artery that connects Denver, Colorado Springs, and Fort Collins. Construction of High Plains Boulevard (CR 9.5), an integral part of the regional transportation system, is expected to be completed in spring 2025.
