Avison Young brokers $2.725 million sale of a single-tenant property occupied by Dutch Bros Coffee investment in San Antonio, Texas
Los Angeles, CA – Avison Young announced today it has brokered the $2.725 million sale of a single-tenant property occupied by Dutch Bros Coffee located at 4527 Rittiman Road in San Antonio, TX.
Avison Young Principals Chris Maling and David Maling represented the buyer, California-based 10477 Holdings, LLC. The seller, Texas-based CVP - Rittiman DB, LLC was represented by SRS National Net Lease Group.
The property opened for business February 2022. Situated on a 1.12-acre site, the 871 square-foot building includes two large pylon signs which offer great visibility from Interstate 35. The property is also strategically located along a major retail corridor with nearby national credits tenants such as Walmart, Lowes, and McDonalds.
“This opportunity offered the buyer a 15-year absolute triple-net corporate-guaranteed leased investment, three five-year options to extend and no landlord responsibilities,” said Chris Maling. “It was an ideal fit for a cash-flowing, long-term hold.”
